How It Works
The TSG Plan Process
From browsing to building — a simple process built around your vision.
Step 01
Find Your Plan
Browse our catalog of 250+ exclusive designs. Filter by style, bedrooms, square footage, garage size, and more. Save your favorites to compare later.

- Browse 21 architectural styles, including Craftsman, Ranch, Colonial, Spanish, Mediterranean, Farmhouse, and Traditional.
- Filter by bedrooms, bathrooms, square footage, garage size, and number of stories.
- Narrow results by lifestyle features like an open floor plan, main-floor master, in-law suite, bonus room, or outdoor living space.
- Create an account to save favorites and revisit them anytime.
Step 02
Choose Your Set Type
Select the document package that fits your needs — from a graphic floor plan set for concept review to a full CAD construction document package ready for your builder.

- Electronic PDF or CAD Files — a single digital working-drawing set, with a copyright release for prints and modifications.
- 5, 8, or 10 Printed Sets — complete physical sets for distributing to contractors, subcontractors, appraisers, mortgage holders, and architectural review boards.
- Every set license is for a single build only.
- Need extra copies later or a mirrored layout? Additional printed sets and a true-mirror (reversed) version are both available as add-ons.
Step 03
Request Modifications
Not quite right? Our modification service lets you customize any plan — room sizes, garage orientation, additional features, and more. Large or small changes are welcome.

- Submit a modification request and our team follows up to review the changes you have in mind and provide accurate pricing before you commit.
- Our in-house designers can resize rooms, flip or reorient the garage, add square footage, or rework the exterior.
- Need structural engineering for your changes? We handle that in-house too — no outside consultant required.
- Want a marketing-ready visual first? A rendered graphic floor plan and front elevation, or a photorealistic exterior rendering, are available as add-ons.
Step 04
Receive Your Documents
Your complete plan set is delivered digitally. Ready to hand to your builder, submit for permits, or share with your contractor for bidding.

- Unless otherwise requested, pre-drawn plans do not include a professional seal or stamp from a licensed architect or engineer.
- If your local building department requires sealed drawings, we can provide signed and sealed plans through our licensed professionals — or you're welcome to engage a local architect or engineer.
- Coastal, flood, seismic, and high-wind zones may require additional structural engineering or design adaptations, which our in-house team can assist with on request.
- Local codes, site conditions, and permitting requirements vary — buyers are responsible for verifying compliance before construction begins.
